Clean Out Your Car Like A Pro - Part 3

Start with Part 1 then read Part 2 before continuing.

Clean vinyl/leather seats often
Use a special chemical agent to wipe grime and dust off your seats. Afterwards, use a rub-in conditioner to give them that shine. This process will help restore your seats' natural colour and will leave them looking like brand new.

Kill bad odors
You may not know it, but cars often smell like their drivers and the various foods they lug around town. Whether your car smells like cigarettes or fried chicken, it's unpleasant for passengers riding in your vehicle. Avoid using an air freshener, as this will only mask the problem. Instead, opt for a heavy-duty odour eliminating spray to kill bad scents on contact.

Give your windows a good scrub, a really good one!
Although your windows may look clear, chances are they're dirty because windows are always exposed to the outdoor elements. No point in having a clean car interior if your windows are grimy and full of fingerprints. Use Windex to get a streak-free shine and pay close attention to the window's edges!

Creating a Realistic Budget - Tip 4

Budgeting -- ooh, what a scary word! If you want to frighten someone whose finances are out of control, suggest that they tally up their expenses on a piece of paper. We all understand the value of such an exercise, but when it comes to the practicality of putting a budget together, we get cold feet. Budgeting doesn't have to be so painful, when you have a systematic series of steps to follow.

Visit if Tip 1, Tip 2 and Tip 3 if you have not yet read it.

ROOT OUT MONEY LEAKS

Now I guarantee that you will not remember every expense, no matter how hard you strain your brain! Think about all of the things that you buy throughout your week without really paying attention -- snacks at work, a magazine when you stop for gas, that cup of coffee on your way in every morning. And don't forget about the expenses you are racking up because of financial disorganization -- interest charges on your credit card debt, late fees because you forgot to return that movie on time, overdraft charges because you didn't balance your checkbook. All of these fall into the category of unconscious spending. You just do it because it's a habit. And although you think that a dollar here or fifty cents there is insignificant, it can really add up.

So for a month, record every penny that leaves your hand, in the form of a check or cash or a credit card transaction. This may sound like a huge challenge, but you can do it! Make it convenient -- my husband stuck a small pencil and piece of paper in his wallet so he would be reminded to make a note every time he made a purchase. You will be stunned when you see where your money is really going! My husband was shocked to find out that he was spending almost a hundred dollars a month on that morning coffee (am I picking on Starbucks too much?!) What's your vice -- eating out when you are feeling lazy? Buying every new CD or magazine that comes out? I'm not suggesting that you completely eliminate these habits -- just that you decide how often you can reasonably afford to indulge and still reach your other financial goals.

Creating a Realistic Budget - Tip 2

Budgeting -- ooh, what a scary word! If you want to frighten someone whose finances are out of control, suggest that they tally up their expenses on a piece of paper. Budgeting doesn't have to be so painful, when you have a systematic series of steps to follow.

CREATE THE SHEET
Start with either a sheet of legal paper -- or a spreadsheet program -- and create 12 columns. Label the top of each column with a month of the year, from January to December (duh!) Each row on your sheet will represent a different living expense -- groceries, gasoline, Starbucks coffee in the morning on the way to work. You'll have better luck remembering everything that you spend money on if you think according to categories. "Automobile" would include gas, repairs, insurance, and taxes -- while "grooming" might be divided into clothes, makeup, haircuts, and facials.

Responses to Convice Your Seller to Use Homes In Transition

Does your seller have adequate enforceable insurance? HIT Caretaker occupied can make the difference.

Does your seller want relief from paying the utilities and other holding costs for their property? HIT pays these costs for the seller.

Is your seller paying for a staging service that could be provided through the HIT program? HIT Caretakers use their own furniture and our staging experience to get the most marketability for the least possible cost.

Is your seller concerned about preserving the value of the property and the neighborhood? HIT's regular maintenance and property oversight guarantees the same condition of the property will be preserved.

Is your seller about ready to drop the price or add and expensive addition like new carpet or paint? Often a Caretaker can increase traffic and eliminate the attention these areas of need can create in a vacant house. Using the HIT program is a great alternative.

Has your seller's property experienced vandalism, or worse? With a Caretaker in residence the risks of a vacant house are nearly eliminated!

Is your seller's situation getting desperate and closer to foreclosure? The HIT program can mean the difference between taking a hit and financial ruin.

Does your sellers house compete it the market with other homeowner occupied houses that sell for higher prices, faster? HIT can transform that COLD vacant listing into a highly competitive SOLD property.

HIT's exclusive Diminishing Fee, if it becomes applicable, is collected AFTER closing, eliminating any up front costs for your seller.

Save Money on Eating Out

You might be living life on a budget but there is no reason you can't still enjoy eating out once in a while. Saving money while eating out takes some effort but I have some tips to help you in this endeavor:
  • Eat a snack before you go out so that you don't feel a need to order a big meal. Eat an apple or some crackers and cheese an hour before you go out to effectively curb your appetite.

  • Go out for breakfast, lunch or brunch. Dinner is the most expensive meal due to ingredients, staffing demands, and portions. On average it costs 25% more than lunch and 50% more than breakfast.
  • Drink water with your meal. Prices on beverages are marked up significantly, sometimes 3-4 times what they would cost you in a store and sometimes even more. This holds true for both alcoholic and non-alcoholic beverages.

  • Avoid appetizers and desserts. The profit margin is big for restaurants with these items which means the value is low for you.

  • Share meals or bring home leftovers. The trend these days is large portions. Unfortunately the other trend is to not take home the leftovers. Bear with the potential embarrassment and take home what you cannot eat at the restaurant. It is often enough for another meal and makes for a great work lunch.

  • Look for deals on Tuesdays and Wednesdays, the 2 slowest days of the week for restaurants. Deals are often featured on these days to entice people to come in.

  • Think about going to a food establishment where you don't have to tip. There are many good places where you pick up your own food at the counter and bus your own dishes, eliminating the need to leave a tip. Better yet, get a classy meal but take it to a park or other nice vista.

  • Take advantage of any discounts you can. There are discounted meal selections for children and senior citizens. Some restaurants may even feature an early bird special that is open people of all ages.

  • Restaurant coupons are always a good way to save money. Look in entertainment magazines. They not only contain coupons but many restaurants also use these publications to announce special deals. Another great source is Restaurant.com where you can search for deals and discounts at a restaurant near you using the zip code you live in or the zip code you are going to visit.
Treat yourself on occasion but be wise and stick to your budget. There are some cheap eats out there you just need to be aware of what to avoid, what to look for, and how to get the most bang for your buck.

Testimonial from Todd and Jennifer

Hi Tom -

1527 Wagon Train Dr SE, Albuquerque, NM 87123We are in the process of purchasing a home at 1527 Wagon Train Dr. SE, where Melinda has been the caretaker for the past several months.  I wanted to take a moment to let you know how wonderful Melinda has been during this entire process.  Not only did she keep the house completely spotless, she was always so tremendously accommodating when we made requests to see the property.  We were recently able to view the home after Melinda vacated it and we have to say - we are beyond thrilled with the condition of the home. We will literally need to do nothing but move our stuff in since she did such an amazing job cleaning it and maintaining the yard.  We also really appreciate her leaving us some of her plants and gardening tools!

We were not aware of Homes in Transition before meeting Melinda, but we will be telling our friends that may be looking to sell their homes about your company and about Melinda in particular.

Please accept our thanks and pass them on to Melinda as well.

Sincerely -
Todd and Jennifer
